FULL MANAGEMENT LANDLORD SERVICES

Full Management Service Details

Robert Alan Homes will undertake Full Management of your property which effectively means that we will be responsible for finding a professional tenant, referencing the tenant, drafting all the associated paperwork, collecting rent and managing the property.

 

Fully Managed Landlord Services Include:

 

Property Marketing 

We will take photos of your property with our professional photographers, create a coloured floor plan and create a glossy brochure.

We will market your property at our high street branch and also online with the biggest property portals including Rightmove, Zoopla, NetHousePrices, Primelocation, Homes24 amongst others.

 

Tenant Checks

We will reference prospective tenants. This will include; bank references, county court judgements searches, bankruptcies, previous landlord check, and work history.

 

Tenancy Agreements Processed

We will draw up all necessary agreements taking into account all the latest laws and regulations.  These include the assured tenancy agreement, direct debit mandates and any guarantor paperwork that may be required.

 

Tenancy Renewals*

One of our representatives will attend the property and will negotiate a new tenancy agreement. We will contact you two months prior to the contract ending and liaise with the tenant to establish whether or not they’d like a new 12-month agreement. At this point we will inform you and take instructions, in relation to a new agreement.

 

Security Deposit Process*

We collect you security deposit and it will be held with a government-backed tenancy deposit scheme ( TDP ) 

 

Energy Performance Certificate (EPC) and Gas Safety Certificate*

We can assist you to ensure all the necessary certifications needed to rent your property are taken care of. 

 

Annual Rent Assessment Review

We will conduct an annual review of market trends and other associated properties in the area, i.e. how the rent compares to other similar properties in the area and provide you with an assessment to establish if the rent needs to be altered.

 

Rent Collection

Your Rent will be set up and collected by Robert Alan Homes on a monthly basis.  This is monitored through a specialist management system, so you can rest assured you will always receive your rent on time in an account of your designation, unless there are any inter bank problems.  

 

Monthly Statements

We provide you with monthly statements so you can keep track of all payments received and maintenance expenses.

 

Chase Up Tenant Rent Arrears and Serve Notices

Should a situation arise where the tenant falls into arrears or stops paying the rent we will chase up the payments and if needed take action to serve the tenant with appropriate notices. 

 

Debt Management and Recovery*

We liase with tenants, landlords and solicitors to recover any outstanding unpaid rent.  This includes any court action that may become necessary to recover lost rent.

 

Property Maintenance*

We will keep you informed and liaise with you on all maintenance issues and our dedicated maintenance staff are on hand to take care of any issues that may arise with your property.

 

Inventory*

We conduct a full property inventory when the tenant moves in and also when they move out.

 

Routine Property Inspections

We carry out inspections regularly to establish a relationship with the tenant and a comprehensive overview in relation to your tenants and property needs.

 

Tenant Checkout*

At the end of the tenancy agreement if the tenant decides that they do not wish to renew we will conduct a review of the property condition to ensure the property is returned in the same condition it was in when the tenant started the contract.  Subject to normal wear and tear. 

 

Acquire New Tenants

We will automatically two months before the tenancy ends start looking for new tenants if the existing tenants have decided not to renew their contract.

Rent Collection Service Details

The Rent Collection service is designed for landlords who want to keep the financial part of letting their home at a distance.  We collect your rent on a specific date of each month, and then send you a statement minus our fee.

Introduction Only Service Details

With the Introduction Only service we will find you a professional tenant; we will reference them, draft all associated paperwork and liaise with you.  We set up all standing orders and at that point we will step out of the equation.

It will be for you to manage any expectations on a daily basis including rent reviews, inventories, collecting rent and any associated maintenance problems and anything else that’s connected with the tenants’ needs and landlord responsibilities.
